New Building Ready for Use at CTPark Zabrze

Developer CTP has completed the construction of another hall within the CTPark Zabrze complex. The building, with an area of 11,200 sqm, has already received an occupancy permit. It is one of the few production facilities in Silesia offering the possibility to lease small modules - starting from 1,700 sqm.

After five months of construction, we have delivered another phase of CTPark Zabrze to the market. The facility was designed with industrial operations in mind, providing tenants with optimal working conditions. We incorporated production-specific lighting, enhanced wall and roof insulation, and a teletechnical installation available in all modules. Additionally, the hall is connected to the municipal heating system, 40 percent of which is powered by alternative energy sources.

The building has also been certified under the BREEAM Excellent system and offers flexible lease modules in various sizes. The smallest units are under 2,000 sqm. This allows the space to be tailored to the scale and pace of growing businesses operating within, which can benefit from a 10-year exemption from property tax. The facility was developed on a speculative basis. As with all other buildings in CTP’s portfolio, it will remain the developer’s property and be managed directly by them.

The Zabrze complex is CTP’s second industrial warehouse in the Silesian Voivodeship, alongside CTPark Katowice. As part of this investment, the developer has so far completed four buildings totaling 77,000 sqm. Currently, work is underway to redevelop a hall where a production facility for PsiBufet and Butternut Box will be launched. In the future, the park is planned to expand with another building covering 19,000 sqm.
