Harden Construction Completes Unique Distribution Center

Harden Construction has officially completed the construction of a distribution center in Szczecin. The work on this exceptional facility was finished one and a half months ahead of schedule, and the project meets the requirements for BREEAM certification at the highest level – Outstanding. One of the most advanced logistics developments in northwestern Poland has now been completed. Harden Construction – the general contractor of the Panattoni Park Szczecin Dunikowo facility – completed the work 1.5 months ahead of the planned deadline. The facility has already received its occupancy permit. The project was carried out in a design-and-build formula.

Panattoni Park Szczecin Dunikowo is a distribution and office facility with a usable area of 54,000 sqm – of which 51,000 sqm are designated for warehouse functions, and 2,900 sqm for office space. Additionally, an almost equal area – over 53,000 sqm – is dedicated to green spaces, including a spacious recreational zone in front of the building for employees.

The new investment is not just a logistics center, but also a significant boost to the local labor market. Around 500 people will be employed at the site, and to facilitate daily commutes, efficient transportation to the city center via Szczecin’s Urban Railway is planned.

One of the most important aspects of this development is its focus on sustainability and a high ecological standard. The facility was designed to meet the requirements for BREEAM certification at the Outstanding level – the highest possible rating in this system, achieved by only a small percentage of buildings in Poland.

In this project, sustainability was not an add-on – it was a foundation. From the very beginning, we followed the principle of environmental responsibility. We used recycled materials, optimized water and energy consumption, and the facility will be powered by eco-friendly heat sources. Photovoltaic panels have been installed on the roof - says Paweł Fiuczek, Managing Director at Harden Construction.

A wide range of sustainable solutions

The ecological features include, among others, the use of heat pumps for heating and cooling, greywater recovery systems, reduced water usage through electronic taps and solenoid valves, and the development of green areas using preserved topsoil. The site also features insect hotels and bird nesting boxes to support the local ecosystem.

Controlling chemical emissions was also a key element of the sustainable construction strategy.

During the construction of Panattoni Park Szczecin Dunikowo, we minimized emissions of volatile organic compounds (VOCs) and formaldehydes. To achieve this, we conducted regular measurements and used only certified materials. Moreover, all wooden components are certified as legally and sustainably sourced - emphasizes Paweł Fiuczek.

The facility also stands out in terms of fire safety. The project had to meet standards more stringent than those required by Polish regulations.

The building is not standard – both in terms of structure and technology. We had to take into account, for example, storage zones for aerosols, which required the use of foam extinguishing systems, whose efficiency was tested before the building was handed over. Additionally, we used prefabricated reinforced concrete walls with a height of 2.7 meters instead of traditional foundation walls, to increase the fire resistance of partitions - says Łukasz Kozerski, Chief Operating Officer at Harden Construction.

The logistics park is located on Wolframowa Street in Szczecin, within the Dunikowo Special Economic Zone (Szczecin Subzone of the SSE Euro-Park Mielec). It is just 2 km from the A6 motorway, 32 km from Goleniów Airport, and only 26 km from the German border – a strategic location that will facilitate the logistical servicing of regions in both Poland and Germany.
