Industrial developer as an “architect of added value” in a logistics city

According to a report by the consulting firm CB Richard Ellis, the current warehouse space in Poland has increased to 1.85 million m², and in the last year alone, 28 new facilities with a total area of nearly 540,000 m² were put into operation. Interestingly, demand has increased by over 61% compared to 2004. Logistic City – Piotrków Distribution Center in Piotrków Trybunalski fits well into this trend, appearing as an interesting venture on the logistics map of Poland. Emerson Polska Sp. z o.o. is a leading manufacturer of computer paper and printed forms, and also specializes in comprehensive mass correspondence handling, as well as data and document management. However, at a cost of 500 million PLN, it decided to build Logistic City, which will serve logistics operators, distribution companies, and manufacturing firms. Ultimately, it also aims to create 1,200 new jobs. This logistics and business complex is planned on an area of over 100 hectares with a total building area exceeding 450,000 m², and its architectural concept was developed by a team of specialists from the international firm Denton Corker Marshall. It is conveniently located by the national expressway No. 8 and the E67 route, with a connection to the E75 (A1). Well-developed road infrastructure and the proximity of the Łódź airport in Lublinek are further undeniable proof that this is an area which, due to its location, is extremely attractive to investors in the commercial real estate market. This new initiative, which has taken the name “logistics city,” forces a deeper reflection due to its name. Is it just a simple marketing ploy, or are there actually much more serious arguments behind this name?
