Industrial real estate market
Following a significant slowdown last year, a recovery has been observed in the warehouse market since the beginning of 2010. Thanks to falling rents and non-rent incentive packages, the amount of leased space has increased significantly, although a substantial portion of demand still consists of lease renegotiations. Due to lower tenant activity and difficulties in obtaining loans, the number of new investments has decreased. Many newly emerging facilities are built-to-suit (BTS) projects. The vacancy rate has increased in all regions.
