Colliers International has prepared a report on the situation in the warehouse space market in Poland at the end of the third quarter of this year. During this period, no significant changes were recorded in the warehouse space market.
– In line with our predictions, the increase in supply has slowed down due to investors withdrawing from speculative projects. Only 2 warehouse projects entered the market – says Maciej Chmielewski, Partner in the Industrial and Logistics Agency at Colliers International. – Investors are still most willing to engage in the construction of BTS (built-to-suit) facilities or projects secured by pre-lease agreements. In addition to these two options, tenants can, of course, still rent space in existing facilities, of which there is still plenty on the market.

The volume of agreements concluded in the third quarter remained at a level comparable to that of the second quarter. – It is worth noting that the renegotiation of agreements is becoming an increasingly popular solution among tenants – says Tomasz Kasperowicz, Director of the Industrial and Logistics Agency at Colliers International, and adds: – Low new supply and moderate demand have only slightly affected vacancy rates, leading to an increase in Warsaw and a decrease in most regions. Rents showed a slight downward trend.
