This “Marketbeat – Autumn 2011” real estate market report was prepared by the Marketing Department in cooperation with the Valuation and Advisory Department of Cushman & Wakefield.
The company’s experts summarized the Polish office, retail, warehouse, hotel, and residential real estate market in the first half of 2011.
Warehouse real estate market
The first half of 2011 was very successful for the warehouse leasing market. A total of 941,000 sqm was leased, which accounts for as much as 66% of last year’s demand. The supply side has stabilized, with 336,000 sqm under construction, and total stock already reaching 6.7 million sqm. There is still a lack of speculative space under construction; investments are only being carried out after lease agreements have been signed for at least half of the planned space. The vacancy rate decreased in all regions, which translated into slight increases in rental rates.
