Colliers International, a leading advisor in the commercial real estate market, has presented the results of a report on the situation in the warehouse space market in Poland.
The year 2010 was characterized by exceptionally low activity from developers, who almost completely withdrew from speculative projects, focusing instead on BTS (Build-to-Suit) projects. Nevertheless, a few speculative projects did enter the construction phase.
Despite limited supply, the demand for warehouse space was significantly higher than in 2009. The vacancy rate in Warsaw remained at a high level. In contrast, regional markets recorded a gradual absorption of vacant space.
After a sustained period of significant declines in rent levels, slight increases were observed in some regional cities at the end of 2010.
