Cushman & Wakefield Report – Marketbeat Poland – Spring 2008

This report was prepared by the Cushman & Wakefield Poland Advisory Department to present to readers the condition of the Polish real estate market at the end of 2007 and forecasts for 2008.

Economic information
The estimated GDP growth in 2007 was 6.5% compared to 6.1% in 2006. The situation on global markets, resulting from the deteriorating situation in the USA, means that forecasts for the coming years are more conservative than they were a year ago. It is estimated that in 2007, the value of foreign direct investment amounted to approximately EUR 13-14 billion. Despite a significant increase in wages and a significant drop in unemployment in 2007, Poland remains a very attractive country for foreign investors.

Industrial and warehouse real estate
Over the last few years, Poland has become the preferred country for locating logistics centers in Central and Eastern Europe. From January 2005 to December 2007, supply more than tripled. Demand also grew systematically, which was reflected in the volume of lease transactions concluded. It is predicted that in 2008, the situation on the demand side will stabilize, and the growth rate will be lower than in the previous year.
