During the ceremonial laying of the cornerstone at City Point Okęcie, the construction of one of the most innovative warehouse investments on the urban logistics map was symbolically inaugurated.
During the event, the tenant of the entire facility was also revealed – Welcome Airport Services. The investment, developed by Peakside Capital Advisors in cooperation with Partners Group, stands out for its use of modern technologies in energy efficiency, water management, and sustainable construction. Completion is scheduled for Q3 2025.
Representatives of key companies involved in the project were present at the ceremonial cornerstone laying at City Point Okęcie.
The investor is Peakside Capital Advisors in partnership with Partners Group. The collaboration between these companies contributes to the creation of one of the most innovative warehouse investments on the urban logistics map, expanding their current real estate portfolio to four projects. The tenant of the facility is Welcome Airport Services, which, due to dynamic growth, plans to establish a CARGO terminal within the complex to handle international shipments. The general contractor for the investment is Depenbrock Polska. The investor is supported throughout the design and construction process by ONE Architekci (a design studio specializing in industrial facilities), City Corsite (a consulting firm responsible for preparing the investment), and 2MPM (overseeing construction works and schedule management).
City Point Okęcie is a Build-to-Suit (BTS) project encompassing over 11,000 sqm of warehouse and modern office space. It is designed to meet high environmental standards.
City Point Okęcie will undoubtedly be one of the most technologically advanced urban logistics parks in Warsaw, but it will also rank among the world's leading ecological projects. Sustainability is our top priority. Thanks to a holistic design approach, the building will feature ‘future-proof’ solutions that ensure operational efficiency and protection against potential damage caused by climate change.
– said Roman Skowroński, Managing Director of Peakside Capital Advisors in Poland.
As a company operating in the aviation industry, we are fully aware of the environmental impact of air transport. Therefore, our mission is not only to provide high-quality services but also to take action in support of sustainable development and environmental protection. Our participation in the City Point Okęcie project is a natural step in fulfilling these goals. This investment is an example of how modern technologies and ecological solutions can coexist with the growth of a dynamic aviation sector. As the tenant of the facility, we are pleased to be able to use a space designed with the future in mind, taking into account high environmental standards and energy efficiency. We believe that this approach to construction is not only a response to today’s challenges but also a foundation for future innovations in our industry.
– emphasized Radosław Żuk, Vice President of WELCOME Airport Services.
We are proud that, as the General Contractor, we can help create a project that sets new standards in the sector of modern logistics facilities in Poland and Europe. City Point Okęcie reflects our vision of modern and sustainable construction – based on precision, innovative technologies, and efficient engineering solutions. From the concept stage, it was clear that this was an ambitious project requiring excellent organization and full commitment from all parties – from the investor, through designers, to the contractor. Constructing the facility in direct proximity to the International Airport, under an intense schedule that includes the winter period, is a real logistical and engineering challenge. It requires precise coordination of work and the highest quality of execution.
– added Marcin Popek, Project Manager at Depenbrock Polska.
Reducing the carbon footprint
One of the key goals is to reduce the operational carbon footprint by using renewable energy sources. The facility will be equipped with an advanced Building Management System (BMS) to monitor and optimize energy and water usage, along with modern LED lighting that ensures low energy consumption and a comfortable working environment.
Advanced water management solutions will be implemented at City Point Okęcie. One of the key elements is a system for conserving potable water by using collected rainwater for sanitary purposes. The surrounding area will be greened with native species of plants, shrubs, trees, and grasses that are resistant to local weather conditions and do not require additional irrigation.
The investment is located in direct proximity to Warsaw Chopin Airport, on Kinetyczna Street.
The property lies right next to the Southern Warsaw Bypass (S2 expressway) and the S79 expressway (connecting to Marynarska and Sasanki streets). On the northern side, the facility will border the airport tarmac.
