This real estate market report “Marketbeat – Autumn 2009” was prepared by the Marketing Department in cooperation with the Consulting Department of Cushman & Wakefield.
Experts from this company conducted a six-month analysis of the office, retail, industrial, hotel, residential, and investment markets in Poland. The report also includes forecasts regarding the future situation in the real estate industry.
Warehouse market
In the first half of 2009, a record amount of modern warehouse space was delivered in Poland: nearly 780,000 sqm. The accumulation of supply was primarily caused by the fact that decisions to build the facilities delivered to the market were made during a period when the supply of new space was underestimated. The prevailing trend on the supply side in the first half of 2009 was the postponement of planned speculative investments, narrowing development activity to the implementation of projects intended for specific tenants (built-to-suit), as well as focusing on leasing existing and emerging projects.
